Bloor Homes acquires land in Saltash

Bloor Homes will complete phases 2 and 3 of this key site for Cornwall, which already has outline planning consent for 1000 new homes, a brand new primary school, allocation for commercial development and infrastructure improvements.

The latter includes large areas of public open space and a cycleway across the 300-acre site, ranging from parkland to children’s play areas, a new footbridge over the A38 and a new access roundabout from the A38. The new community will provide much needed housing for the whole area, whilst delivering on sustainability and affordability.

Bloor Homes is working closely with Cornwall Council as well as several other key stakeholders to ensure the layout and elevations are sympathetic to the local area. The company aims to submit planning consent for Phase 2 by the end of 2022.

Bradley Davison, Managing Director for Bloor Homes Exeter region, covering Devon and Cornwall, said, “We’re currently working on our detailed planning application for Phase 2 of the development and are engaging all relevant parties to ensure it meets the necessary requirements, whilst reflecting the high standards Bloor Homes works to.

“As our first development in Cornwall, this is an important process for us. We are pleased to have the opportunity to show our commitment to quality and build here, which is matched by our respect for the local architecture and landscape.”

Described as ‘an exciting new community of mixed housing’, Treleden is located on the fringes of the Tamar Valley, marked as an area of Outstanding Natural Beauty. The allocation of land for development aligns with Cornwall Council’s Local Plan which emphasises that economic growth and the development of suitable housing to meet the needs of Cornwall’s communities go hand in hand. It also specifies Saltash as an area for ‘enhancing quality of place’ with a view to ‘strengthening the role of [Launceston and] Saltash as gateways to Cornwall.’

Saltash Town Council’s Neighbourhood Plan embraces this with a vision that ‘by 2030 Saltash will be an envied riverside town, being greener, more inclusive and prosperous in all respects with a reinvigorated Town Centre and Waterfront, award winning new housing, a prosperous and diverse economy, with an excellent quality of life and lifestyle for all ages.’

Chris Rorstad, Land Director at Bloor Homes’ Exeter region adds, “Our submission for Phase 2 planning at Treledan will be finalised and submitted by the end of this year, with building of new homes for everyone, from first time buyers to growing families and downsizers expected to start in 2024.”
