Once you’ve found the new Bloor home you truly want, nothing should hold you back from owning it. That’s why we have a number of ways to help you and your family make an effortless move.
Find out moreAs the very first owner of the home, you’ll enjoy a warranty that’s nowhere close to expiring, and home that hasn’t suffered the wear and tear that older homes have gone through – fewer structural issues, no weather damage, no water damage, no worn through DPC.
All of this will be reflected in the price (and coverage) of the home insurance you’ll need to secure.
All Bloor homes, purchased directly from us, are sold with an insurance-backed warranty of 10 years.
Building insurance and contents insurance are both important to have when you own a home, whether it is a new build or a previously owned home.
Building insurance protects the structure of your home, while contents insurance protects the items you put in it.
While building insurance is standard with a new build, you may need to search for contents insurance elsewhere, as homebuilder aren’t typically obligated to provide a guarantee for your belongings.
Building insurance covers structural problems and building defects, as well as the damage they may cause to your home.
These issues include water damage from misplaced drainpipes and faulty pointing, roof leaks from improperly installed tiles, and shrinkage cracks in concrete and plaster.
However, it should be noted that most of these issues will usually be covered by your warranty too.
Building insurance will also cover problems like:
• Weather damage from storms and floods
• Replacements and repairs after fire
• Vandalised windows and doors
• Structural faults and brickwork repairs
• Gas explosions and burst pipes
Like all insurance plans, every company offers something different. It’s important to compare quotes and coverage before you sign up for building insurance, especially if you’re concerned about specific issues like frequent flooding or vandalism.
While building insurance can help you rebuild after a disaster, it won’t replace any of the items inside your home.
Contents insurance covers your personal belongings, completing your coverage in case of disasters like fire, flooding, and theft.
Having both contents and building insurance in place can help you to avoid the financial strain of replacing items such as appliances, PCs, TVs, furniture, and carpets.
Contents insurance tends to cover the following as standard:
• Items missing after theft and burglary
• Damage from flooding and fire
• Items broken by pets
• Accidental damage
Insurance helps to safeguard you and your family against the financial strain of a disaster. It’s important to have both building and contents insurance in place to avoid any unnecessary financial strain in the long term.
Even when moving into an expertly built new build, undamaged by wear and tear, it can still be worth ensuring you have the appropriate insurance in place.
Here are a few reasons why:
Freak accidents, fires and floods can seemingly come out of nowhere, giving you little time to prepare. They often seem unlikely until they happen to you and the sheer cost of all the replacements, repairs and rebuilding required can feel incredibly overwhelming.
Having insurance in place will give you that peace of mind that even when you’re at your lowest, someone will be there to pick you up.
When you buy a home with a mortgage, the bank essentially makes the purchase for you. Home insurance will help to secure that loan as it provides the bank with an attractive protected asset. This can have a positive bearing on your monthly repayment rate.
If damage to your home kicks off a legal case, buildings insurance may provide financial support for lawyers and fees. This is often necessary in civil cases, when damage has been caused by a neighbour or third parties such as bricklayers, tree surgeons, and electricians.
When you buy a Bloor home, you’ll benefit from two-point cover: a standard warranty on all new homes and additional buildings insurance for damage caused by fire, flooding, and weather. This provides well-rounded protection for your investment, covering everything from building defects to unpredictable disasters.
Our warranty is a three-tier guarantee spanning the first 10 years of your property’s life. This includes full cover for problems within the first two years, and insurance cover for building defects over the final eight years. Here are the three stages of a Bloor warranty:
•Pre-completion cover: If any problems occur while your home is actively being built, Bloor’s warranty cover ensures that you won’t have to foot the bill.
•Initial builder’s warranty: For the first two years of your warranty cover, we’ll provide customer care support and cover for potential issues such as structural defects and faulty materials.
•Building insurance: Our building insurance lasts up to the 10-year mark. This insurance covers defects and issues that may not have been immediately evident upon moving in.
We want you to feel confident and secure when you buy a home with Bloor and our warranty cover has been designed with this in mind.
