Customers could halve their bills if they move into new homes built to current regulations, according to the NHBC Foundation and Zero Carbon Hub.

The two organisations have calculated the potential annual savings that could come from living in different types of energy efficient home, built to 2010 standards and compared with “upgraded” Victorian homes.

A four-bedroom detached new home could be 55% cheaper to run, meaning a saving of £1,312. A one-bedroom ground floor flat could save 47% on bills - £426.

Meanwhile, homes built from 2016 could reduce bills by 79%, a £1,875 reduction.

Neil Jefferson, NHBC Foundation’s director and Zero Carbon Hub’s chief executive, said: “The cost data we have produced, while not guaranteed, gives an indication of the kind of monetary savings that could be made in the long term. We believe this kind of data could be useful for people making the decision to buy a new home.”

How did Bloor Homes Begin?

With our national headquarters in Measham, Derbyshire, the Bloor Group began building houses over 35 years ago and today is one of the largest privately owned house building groups in the UK...

...building in excess of 2,000 new homes each year, ranging from 1 bedroom apartments to 7 bedroom luxury detached properties.

How would you sum up the aims and aspirations of Bloor Homes?

Bloor Homes design and build homes of distinction tailored to the needs of modern life. But to turn a house into a home, requires far more than bricks and mortar. It requires a commitment to make additional vital contributions to the communities we create and to the environment as a whole. It's our understanding of this responsibility that keeps us ahead.

Where are you building locally?

We're building at around 75 locations nationwide, 7 of them are within a 30 mile radius of Yeovil. The nearest development is at Wyndham Park, off Lyde Road in Yeovil. This is a development of 2, 3 and 4 bedroom homes with prices starting from £132,950.

What is your experience of the property market in the past few months?

Well for us it's been going from strength to strength and for the third consecutive year we've met our sales targets. Clearly there continues to be issues concerning the availability of mortgages, the difficulties for first time buyers of saving sufficient capital to afford a deposit and a general lack of growth in the economy but we've taken great care to overcome these negative factors with competitive prices and a range of highly attractive buying incentives.

What do you consider the key positive points of 2011?

There have been several of these. First introduced in 2010, the Stamp Duty holiday helped First Time buyers in 2011 to avoid paying Stamp Duty on any home up to £250,000, potentially saving them £2,500. The FirstBuy scheme has been another great help for First Time Buyers. This has enabled anyone in this category to own their own home with a mortgage for just 80% of the property value with the remaining 20% supplied as an equity loan from the Government and Bloor Homes. And as far as Bloor Homes is concerned, the increasing use of Part Exchange has meant that people with a house to sell before they could move, have been able to do so by using our Part Exchange scheme. This has allowed them to get a guaranteed price on their current property and forget the hassles of selling their home while we sell their current property for them.

What are your predictions for the housing market for 2012?

We're expecting that the housing market will remain fairly stable over the next 12 months with not a great deal of change in house prices. But at Bloor we're confidently expecting another good year.

What do you feel are the advantages of the government’s NewBuy scheme?

We're very much in favour of NewBuy 95% mortgages. Anything that makes it easier for first time buyers to get an affordable mortgage can only help the housing market and the economy in general. We also like the fact that NewBuy 95% mortgages are available to existing owners who can use the scheme to help them move to a higher value home. In addition, we believe that NewBuy will partly offset any negative effects brought about by the end of the Stamp Duty holiday. Incidentally, we've introduced our own extension to the Stamp Duty holiday allowing buyers to avoid paying stamp duty on all homes of up to £250,000 in value which are completed before the end of June 2012.

What advice would you give prospective buyers looking at new builds?

Obviously we would encourage anyone wanting to buy a house to choose a new one. The advantages are enormous. Not only do you get a pristine new space which no one else has lived in but you also get a 10 year warranty, minimal maintenance, the very latest building standards, much higher energy-efficiency (New build Bloor homes are over four times more energy-efficient than older homes and therefore 'greener), higher fire and safety standards, The layout, size and allocation of space meet modern living requirements, not those of past eras, and a range of buying incentives that simply aren't available with properties that have been lived in before.

When do you think we will start to see house prices rise?

There may be some minor fluctuations month on month, but we don't anticipate much change for at least the next year.

New Bloor Home with only a 5% deposit

Today the government officially launches the "NewBuy" scheme which has been designed to help first-time buyers get onto the property ladder and other homeowners to move up the ladder

Late last year, we reported on the government's plans to stimulate the housing market with a package of new measures aimed at getting "Britain building again".

Headlining the range of proposals was a plan to allow First-time buyers of new homes to be able to borrow up to 95% of their value backed up by a government underwritten mortgage indemnity scheme.

Today the government officially launches the "NewBuy" scheme which has been designed to help first-time buyers get onto the property ladder and other homeowners to move up the ladder.

The mortgage indemnity scheme is being presented by the government in partnership with the construction industry. It will involve the taxpayer and construction sector acting as co-guarantors on new homes.

Under the scheme builders will pay 3.5 per cent of the price of the home and taxpayers will provide an additional guarantee of 5.5 per cent that will only be used if there is a major property crash.

The deposits already held means that lenders will be able to lend up to 95 per cent of the sale price which means new buyers in many instances will only need to find a five per cent deposit or £10,000 on a new £200,000 home.

The scheme is available on houses and flats valued under £500,000 in England only.

The Newbuy scheme is backed by the Home Builders Federation (HBF) and the Council of Mortgage Lenders. Additionally, details of three major lenders and seven construction firms said to be supporting the scheme will be released later today.

Stewart Baseley, Executive Chairman of the HBF said: “NewBuy will help thousands of people to meet their aspirations to buy a new home, freeing up the housing market and helping first time buyers and those unable to take the next step on the ladder.”

With a 95%, government backed indemnity mortgage, you could very soon be able to buy a new Bloor Home with only a 5% deposit!

Bloor Homes open it's doors

To local infant school at Folly Park View

On 24th February 2012, 67 children from Faringdon Infant School swapped their work books for wellington boots when they visited the Folly Park View Bloor Homes development in Faringdon for a special school trip.

Kitted out with high visibility jackets and hard hats, the children aged 5-6 had a guided tour of the development to learn about different types of bricks and building materials.  They were treated to demonstrations of the various machines used to construct high quality homes and a few lucky children were invited to sit up in the fork life truck!

 The trip was organised as part of a school project on building materials and construction.   They were shown around in three groups during the morning and were told about the progress of a build from new site foundations and to the homes being constructed using traditional brick build, to fully furnished show homes which have been worked on by interior designers.  

‘The children were so excited about coming out to the site’ said X from Faringdon infant school. ‘It’s so nice to take the learning out of the classroom and allow the children to experience something different.  The children have loved seeing all of the bricks and machinery today and I know that it has really helped them to relate to the project we have been doing at school.’

Calling all first time buyers...

Don't miss out on this fantastic opportunity!

First time buyers need to act quickly to beat the 24th March Stamp Duty holiday deadline.

The end of the stamp duty holiday is fast approaching on March 24, giving first-time buyers just under five weeks to make their move.

Nationwide Building Society reckons that since the stamp duty holiday began in March 2010, more than 170,000 first-time buyers have benefitted from not having to pay duty on homes they purchased for between £125,000 and £250,000, and, with average savings of around £1,800, they have saved a hefty £300million.

Here are some things that you can do if you want to beat the deadline and save up to £2,500:

1. Make everyone involved aware that you want to complete before March 24 and explain why – that’s your solicitor, lender, surveyor and estate agent.

2. Be as accurate as possible when applying for your mortgage so the lender has all the correct facts up front. This will avoid delays later.

3. Respond to your solicitor and lender as soon as possible. Ask them to check they have all the documentation they need to proceed.

4. Ask your solicitor if you can opt for a 28-day exchange date. It means all parties are signed up to that timescale and then completion will usually happen soon after.

5. Don't get confused between ‘exchange of contracts’ and ‘completion’. It’s the completion stage which needs to be reached before the March 24 deadline to avoid paying stamp duty.

If you're using a financial advisor or solicitor recommended to you by Bloor Homes, they will be aware of your situation and will do all they possibly can to move things on ASAP but there's no harm in calling them to make sure.

NewBuy - 95% mortgages!

The perfect opportunity to get moving!

Late last year, we reported on the government's plans to stimulate the housing market with a package of new measures aimed at getting "Britain building again".

Headlining the range of measures was a proposal to allow First-time buyers of new homes to be able to borrow up to 95% of their value backed up by a government underwritten mortgage indemnity scheme.

Felixstowe South Sea front

New proposals at Felixstowe South Sea Front involve the regeneration of a prominent site to provide quality new homes and a Maritime Park. 

The scheme involves joint working with Suffolk Coastal District Council which currently owns the site. Planning permission for 158 new homes was previously granted in April 2009, and the latest proposals reflect a revised approach to the site with a reduced number of units and a shift in emphasis towards family-sized houses.

The draft plans for the site were the subject of community consultation and a public exhibition at Felixstowe Town Hall on Wednesday 14th December, 2011 between 12 noon and 7pm. Over 100 local people attended to give their views which will be considered by the design team. Boost for Housing Market...

Government unveils house-building package

Addressing the CBI's annual conference in London yesterday, Prime Minister David Cameron announced a new package of measures designed to stimulate the housing market and to help get "Britain building again".

Headlining the range of measures is a proposal to allow First-time buyers of new homes to be able to borrow up to 95% of their value backed up by a government underwritten mortgage indemnity scheme.

This means that if the newly built house is then sold for less than the outstanding mortgage the lender will be able to recover its loss.

It is envisaged that this strategy alone could help up to 100,000 people.

Other key proposals include:

- A £400m public fund to help developers "unblock" stalled housing schemes

- Increased investment in affordable housing and to raise Right to Buy discounts making them attractive to tenants across England and to replace every additional home sold under Right to Buy with a new home for Affordable Rent.

- More public sector land to be made available for building

- Planning obligations on stalled projects reviewed

- Up to £150m to help bring empty housing back into use

- Consult on "pay to stay" so households with high salaries pay market rents

Mr Cameron went on to say that it was not his aim to create "another borrowing boom" but to help the many people who could not afford huge deposits needed to buy properties.

"When first-time buyers on a good salary cannot get a reasonable mortgage, the whole market grinds to a halt," he said. "And that ricochets around the economy, affecting builders, retailers, plumbers - all the people that depend on a housing market that is moving.

"If we don't do something like this we are not going to get this vital market moving... We will restart the housing market and get Britain building again.

A big thank you for all your support!

Our East Midlands Region has just completed a successful ‘Help for Heroes’ weekend which featured at their show homes throughout Leicester and Loughborough, raising a fantastic £2,500 for the charity.

“The weekend has been wonderful”, says Joanne Willoughby-Smith, sales supervisor for Bloor Homes, seen here presenting the cheque to Janie Martin, county coordinator for Help for Heroes.

Bloor Homes are proud to support the charity, alongside the Leicester Tigers Rugby Club. Last year they undertook a similar campaign that resulted in funds being donated to help establish a Recovery Capability programme which will not just ensure that those who leave, through injury, will get jobs but also have access to a comprehensive range of support; from learning new skills, to access of psychological, financial, employment, prosthetic and social support.

A big ‘Well Done’ to everyone involved, we are so grateful for the publics’ enthusiasm and hope they enjoyed both the weekend and looking around our beautiful show homes.

Bloor Homes donated £750 to the Mencap fund

With a development in Nuneaton that has attracted a large number of Gurkha families, house builder Bloor Homes took the opportunity to show its support for Nuneaton’s Gurkha community by sponsoring an afternoon of Nepalese music and dance.

Organised by the Gurkha Nepalese Cultural Group of Nuneaton, the event was held to help raise funds for the charity Mencap.

The event was the brainchild of businessmen Prakash Pun and Om Gurung MBE, both ex-Gurkha soldiers, who wanted to combine charity fundraising with an occasion which would help bring together Gurkha families living in the area with the wider local community.

Bloor Homes donated £750 to the Mencap fund being raised by the afternoon of entertainment at Bedworth Civic Hall.  Speaking on behalf of the company, Stuart Brown said:  “With the Gurkha Signals Regiment based at Gamecock Barracks, Bramcote,  there are now around 300 families living in Nuneaton and we have a number of Gurkha families who have made their home on our development.  We were delighted to be able to offer our support to this event which really was a magnificent display of Nepalese culture.”

The event was extremely well attended and guests at the afternoon’s entertainment included Nuneaton Mayor Cllr Don Navarrow, Marcus Jones MP and the High Commissioner of Nepal plus army representatives.
