Bloor Homes would like to congratulate Miranda, Tomi, Caitlin and Dominique from Wycombe High School for winning the Bloor Homes Home for Design competition.

During the final, at the Roca London Gallery, the team demonstrated in-depth thought and knowledge when designing their home. The team spent time thinking about the features for every room and the reasons for each feature. The team produced additional documents, models and took into account the interior decoration as well as the design.

The team from Wycombe High School narrowly pipped 2nd place Nirav, from St Lawrence College, and 3rd Place Nathan, Oliver and Robert, from Sir Christopher Hatton Academy. With his design Nirav showed a flare for creativity by designing a hexagon home. The design was very unique and impressed the judges.

The team from Sir Christopher Hatton Academy secured their 3rd place with a well thought out design. They really thought about family life; in particular having the master bedroom away from other rooms. Their level of detail was very good and showed us a lot of effort into a large and well considered house.

Not content with working hard every week to help new home buyers secure their ideal Bloor home, Sadie Mulvey, our fantastic sales negotiator at Milbury Reach in Exminster, worked even harder last weekend to complete the gruelling 26.2 mile London Marathon in a very respectable time of 5hrs, 11mins, 25secs.

Running in support of the Cystic Fibrosis Trust, Sadie raised an amazing £3,000 for her chosen charity.

Commenting on the race, Sadie, who was born with Cystic Fibrosis herself, says, "It sounds dramatic but I can honestly say that it was one of the best days of my life. My brother jumped out at mile 7, and I didn't expect him, my dad my sister and friends were at mile 25, and I hadn't expected them to be there either, the crowds were all chanting my name and it was all really amazing".

Cystic Fibrosis (CF) is a life-shortening disease affecting almost 10,000 people in the UK. It's a condition that you can't catch or develop. It's something you're born with and most cases in the UK are now diagnosed soon after birth.

CF is an inherited disease caused by a faulty gene. This gene controls the movement of salt and water in and out of your cells, so the lungs and digestive system become congested, making it hard to breathe and digest food.

Currently there is no cure for the condition. However, through research and improved cystic fibrosis services and care, quality and length of life for people with the condition continues to improve.

Public support is vital for the Cystic Fibrosis Trust to continue their work in research, campaigning, support and care for those with cystic fibrosis.

The 'Help to Buy' scheme was described by the Chancellor as a "dramatic intervention" in the housing market.

It improves on the existing FirstBuy scheme, which is primarily aimed at first time buyers.

The Help to Buy scheme enables buyers to put down a 5% deposit on a new home. Up to 20% of the cost of the home is funded by a "shared equity" loan, which will be repayable when the home is sold. That loan will be interest-free for the first five years. The remainder is paid for with a standard mortgage.

Whereas the previous scheme was only open to first-time buyers, this one will be available to all buyers and will cover homes up to the value of £600,000. Previously there was also an income limit of £60,000 a year, but this will no longer apply.

Mortgage help
The chancellor also announced a new mortgage guarantee, which he claimed would dramatically increase the availability of loans.

"We're going to help families who want a mortgage for any home they're buying, old or new, but who cannot begin to afford the kind of deposits being demanded today," he said.

"It will run for three years from the start of 2014 and will be used to support £130bn of mortgages.

The idea is that loans from High Street lenders would be underwritten by the government. If a borrower defaults on a mortgage, the government will step in to compensate the lender. It's a great deal for homebuyers,"  said the chancellor.

The chancellor also said the government would be investing in providing 15,000 new affordable homes as well as a five-fold increase in the Build to Rent fund.

Students nationwide are being urged to enter the quest, to find the new home designers of the future, as Bloor Homes has launched a 'Home for Design' competition for secondary school students across the country. The winning team will see their home design actually built at one of Bloor Homes developments as well as receiving a £5000 cash prize for their school and an iPad for each of the team. Students in the regions of both Leicestershire and Hertfordshire are also being encouraged to take part in the competition.

The competition is the brainchild of Adrian Bloor, Managing Director for Bloor Homes who says: "At Bloor Homes we are keen to engage secondary school students in the world of home design. We are always looking for innovative and exciting ways to involve them and have developed the 'Home for Design' competition to find and support the best and brightest designers of the future."

"The competition is about encouraging students to realise a dream of designing and building the perfect home. We want them to challenge our ideas on house design and develop plans for a home for the future. We can't wait to see how creative England's secondary students can be and to see the innovation of their design entries."

The competition, supported by the LABC has now been extended untill the 31st of January 2013, due to schools needing more time to include it in lesson plans. Amanda and Steve Bray and family have lived happily in Melksham for several years. When Steven Sanders (30) and his fiancee Jodie Farrell (32) first visited Scholar's Grange in Duston, Northamptonshire, they were excited to realise they could afford to purchase a larger property than they thought at the development with the Bloor Homes part exchange scheme.

The NHBC 'Pride in the Job' competition is seen as the 'Oscars' of the house building industry. The 'Pride in the Job' is a national competition, organised  by the NHBC [National House-Building Council] to recognise the best site managers from the 13,000 employed in the industry. The awards have become synonymous with quality new build homes because they recognise the best practices and high standards in British housebuilding.

When Emma and Allan Prettejohn first saw their fantastic 4 bedroom detached Fenwick at Wilstock Village, they never dreamed that they would be able to buy it - but then they talked it over with Site Sales Advisor Sue Hunt and their moving story had a very happy ending.

96 teams from clubs around the county attended, helping them to raise funds for the clubs Isleham's new community centre, and to give some 700 children an end of season 'celebration'.

The festival took place over the entire weekend, the older age groups on the Saturday and the younger teams on the Sunday. The festival was again organised by Craig Boneham, and taking part were teams from Villages in Suffolk, Cambridgeshire and Norfolk. Children were entertained by a magician and face painters. The event was attended by well over 2,000 visitors over the two days.

The two organisations have calculated the potential annual savings that could come from living in different types of energy efficient home, built to 2010 standards and compared with “upgraded” Victorian homes.

A four-bedroom detached new home could be 55% cheaper to run, meaning a saving of £1,312. A one-bedroom ground floor flat could save 47% on bills - £426.

Meanwhile, homes built from 2016 could reduce bills by 79%, a £1,875 reduction.

Neil Jefferson, NHBC Foundation’s director and Zero Carbon Hub’s chief executive, said: “The cost data we have produced, while not guaranteed, gives an indication of the kind of monetary savings that could be made in the long term. We believe this kind of data could be useful for people making the decision to buy a new home.”

What are your predictions for the housing market for 2012?

We're expecting that the housing market will remain fairly stable over the next 12 months with not a great deal of change in house prices. But at Bloor we're confidently expecting another good year.

We also like the fact that NewBuy 95% mortgages are available to existing owners who can use the scheme to help them move to a higher value home. In addition, we believe that NewBuy will partly offset any negative effects brought about by the end of the Stamp Duty holiday. Incidentally, we've introduced our own extension to the Stamp Duty holiday allowing buyers to avoid paying stamp duty on all homes of up to £250,000 in value which are completed before the end of June 2012.

What advice would you give prospective buyers looking at new builds?

Obviously we would encourage anyone wanting to buy a house to choose a new one. The advantages are enormous. Not only do you get a pristine new space which no one else has lived in but you also get a 10 year warranty, minimal maintenance, the very latest building standards, much higher energy-efficiency (New build Bloor homes are over four times more energy-efficient than older homes and therefore 'greener), higher fire and safety standards, The layout, size and allocation of space meet modern living requirements, not those of past eras, and a range of buying incentives that simply aren't available with properties that have been lived in before.

When do you think we will start to see house prices rise?

There may be some minor fluctuations month on month, but we don't anticipate much change for at least the next year.

Late last year, we reported on the government's plans to stimulate the housing market with a package of new measures aimed at getting "Britain building again".

Headlining the range of proposals was a plan to allow First-time buyers of new homes to be able to borrow up to 95% of their value backed up by a government underwritten mortgage indemnity scheme.

Today the government officially launches the "NewBuy" scheme which has been designed to help first-time buyers get onto the property ladder and other homeowners to move up the ladder.

The mortgage indemnity scheme is being presented by the government in partnership with the construction industry. It will involve the taxpayer and construction sector acting as co-guarantors on new homes.

Under the scheme builders will pay 3.5 per cent of the price of the home and taxpayers will provide an additional guarantee of 5.5 per cent that will only be used if there is a major property crash.

The deposits already held means that lenders will be able to lend up to 95 per cent of the sale price which means new buyers in many instances will only need to find a five per cent deposit or £10,000 on a new £200,000 home.

The scheme is available on houses and flats valued under £500,000 in England only.

The Newbuy scheme is backed by the Home Builders Federation (HBF) and the Council of Mortgage Lenders. Additionally, details of three major lenders and seven construction firms said to be supporting the scheme will be released later today.

Stewart Baseley, Executive Chairman of the HBF said: “NewBuy will help thousands of people to meet their aspirations to buy a new home, freeing up the housing market and helping first time buyers and those unable to take the next step on the ladder.”

Kitted out with high visibility jackets and hard hats, the children aged 5-6 had a guided tour of the development to learn about different types of bricks and building materials.  They were treated to demonstrations of the various machines used to construct high quality homes and a few lucky children were invited to sit up in the fork life truck!

The end of the stamp duty holiday is fast approaching on March 24, giving first-time buyers just under five weeks to make their move.

Nationwide Building Society reckons that since the stamp duty holiday began in March 2010, more than 170,000 first-time buyers have benefitted from not having to pay duty on homes they purchased for between £125,000 and £250,000, and, with average savings of around £1,800, they have saved a hefty £300million.

Here are some things that you can do if you want to beat the deadline and save up to £2,500:

1. Make everyone involved aware that you want to complete before March 24 and explain why – that’s your solicitor, lender, surveyor and estate agent.

2. Be as accurate as possible when applying for your mortgage so the lender has all the correct facts up front. This will avoid delays later.

3. Respond to your solicitor and lender as soon as possible. Ask them to check they have all the documentation they need to proceed.

4. Ask your solicitor if you can opt for a 28-day exchange date. It means all parties are signed up to that timescale and then completion will usually happen soon after.

5. Don't get confused between ‘exchange of contracts’ and ‘completion’. It’s the completion stage which needs to be reached before the March 24 deadline to avoid paying stamp duty.

If you're using a financial advisor or solicitor recommended to you by Bloor Homes, they will be aware of your situation and will do all they possibly can to move things on ASAP but there's no harm in calling them to make sure.

Last week, Housing Minister Grant Shapps, confirmed that the scheme, now renamed NewBuy Guarantee, will be launched officially next month.
Although it was originally intended for first-time buyers, NewBuy is now to be extended to all UK buyers of new homes at up to £500,000.

Key to the scheme is the fact that lenders will be given a guarantee that they won’t lose out (say, for example, if you end up with negative equity and your home is repossessed and sold at a loss) as the government will commit to cover mortgage indemnity costs. These will be paid by the taxpayers and developers.

With a 95%, government backed indemnity mortgage, you could very soon be able to buy a new Bloor Home with only a 5% deposit!

It is envisaged that this strategy alone could help up to 100,000 people.

Other key proposals include:

- A £400m public fund to help developers "unblock" stalled housing schemes

- Increased investment in affordable housing and to raise Right to Buy discounts making them attractive to tenants across England and to replace every additional home sold under Right to Buy with a new home for Affordable Rent.

- More public sector land to be made available for building

- Planning obligations on stalled projects reviewed

- Up to £150m to help bring empty housing back into use

- Consult on "pay to stay" so households with high salaries pay market rents

Mr Cameron went on to say that it was not his aim to create "another borrowing boom" but to help the many people who could not afford huge deposits needed to buy properties.

"When first-time buyers on a good salary cannot get a reasonable mortgage, the whole market grinds to a halt," he said. "And that ricochets around the economy, affecting builders, retailers, plumbers - all the people that depend on a housing market that is moving.

"If we don't do something like this we are not going to get this vital market moving... We will restart the housing market and get Britain building again.
