Home Exchange

Helping you move to a Bloor home

Our Home Exchange scheme makes it easier than ever for you to make your move to Bloor Homes. Whether you need us to complete your chain, buy your existing home or help you downsize in the market place, we are the people to talk to.

How it works

We will select at least two local estate agents, and arrange for independent valuations of your property.

If your property is currently on the market, your agent will not necessarily be one of the agents who is asked to prepare valuations unless you have signed a specific contract with that agent, in which case please let us know.

We will take an average of the valuations of your property and make you an offer, which we aim to make within 48 hours of receipt of the valuation.

If our offer is accepted, you can reserve your new Bloor Home, subject to contract and satisfactory structural survey plus a visit from a Bloor Homes member of staff to view your property.

You must pay a deposit of £750, this covers the increased administration and survey costs.

We will help you to choose a solicitor and provide you with independent financial advice, to ensure that completion of the purchase of your new home is achieved in an agreed timescale.

Once the results of the structural survey are received, we will discuss the report with you, and on the basis that it is satisfactory, you can proceed with your purchase - and leave the rest to us, giving you more time to concentrate on moving to your dream home.

You do not have to worry about purchasers changing their mind and wasted solicitors fees, or agreeing completion dates with a long house chain - it’s just you and Bloor Homes working together to help you move on time, with no stress. Should your house be sold whilst in occupation, Bloor Homes will pay an early sale bonus.

*Available on selected plots and cannot be used in conjunction with any other offer. The Bloor Homes ‘Home Exchange Scheme’ is subject to our purchasing criteria and may be withdrawn at any time.

Three Bedroom Homes

grow in popularity with buyers

More and more first time buyers are buying three bedroom homes. Silsoe Grange in Bedforshire have released a range of three bedroom homes, including the popular Fanhope housetype which has a separate garage.

Bloor Homes highlights: three bedroom homes are the most searched for property and also the fastest selling according to research from agents Strutt and Parker.

The report states that while these houses were once the sole pursuit of 'second steppers' now they are seeing activity from other groups. Many first time buyers are bypassing the smaller starter flat for a larger home, which can give much needed income in the form of renting out rooms to lodgers or friends. Rents for property have risen at a very fast pace and first time buyers are stretching themselves to get the maximum return on their investment.

At Silsoe Grange in Bedfordshire, Bloor Homes has released a range of three bedroom homes including the popular Fanhope housetype, which benefits from the new Help To Buy scheme. Vanessa Macnee, Sales Director of Bloor Homes comments: "We have a wide variety of homes available at Silsoe Grange but three bedrooms have proved incredibly popular with first time buyers, second steppers and even downsizers. Those keen to secure a Fanhope design will have to move fast in order to avoid missing out!"

Buyers can secure one of the stunning new homes with just a 5% deposit! Under the Help To Buy initiative, a buyer hoping to purchase a newly built home will be able to take out a mortgage for just 75% of the cost of the property, provided they can put down a 5% deposit. Those who qualify will be eligible for an "equity loan" worth up to 20% of the value of the property, funded by the government, which will be interest free for the first five years.

The new initiative is an expansion of an existing scheme called First Buy, which went live in 2011, but the new version is open to those looking to move up the housing ladder, as well as first time buyers. It also has fewer restrictions than First Buy; the maximum property price that will be considered is £600,000 and there is no cap on the maximum amount someone can earn to be eligible.

The Fanhope, which starts at £184,000 (with Help To Buy) offers a spacious lounge, open plan kitchen/dining area including French doors leading to the rear garden, utility and cloakroom. Upstairs, the large master bedroom benefits from both fitted wardrobes and en suite facilities. Bedrooms two and three have access to a separate family bathroom. This property also benefits from a separate garage.

Silsoe village has a range of amenities, including the Star and Garter public house, The George Hotel, as well as newsagents, hairdressers and other local retailers.

Plaque Unveiled...

A trip down memory lane at Silsoe Grange

The former site of the National College of Agricultural Engineering was officially recognised in the unveiling of a plaque at our Silsoe Grange development on the 6th December, with an invited gathering of people with long associations with Silsoe College.

The site was formerly an international centre for training and research in agricultural engineering and related disciplines subsequently becoming Silsoe College, a part of Cranfield University running through from 1963-2009. Bloor Homes welcomed the former staff members to the site, plus Professor Frank Inns the first member of staff after the Principal, to be appointed to the College in 1962, who officially unveiled the plaque on what is now a brand new development by Bloor Homes.

Vanessa Macnee, Sales Director of Bloor Homes South Midlands comments: “We were more than happy to assist in providing recognition to the expert work that was carried out in the renowned university. With the brand new development of homes now standing in the former college’s place, the plaque is a reminder and tribute to the college, preserving the key part of history that happened in Silsoe.”

The small group of eleven present at the unveiling were all members of staff when the College opened in Silsoe in 1963.  Another 20 colleagues visited in the afternoon.

Gordon Spoor, Professor of Applied Soil Physics summed up the feelings of the group: “On behalf of all staff and students who went through Silsoe over what was almost a 50 year period, we are delighted with the production and the mounting of the Silsoe plaque in such a prominent position in the centre of Bloor Homes’ development and fairly central to the former College buildings.  Professor Franks Inns is very pleased with the result, it’s a tasteful, high quality, modern design which we feel is very representative of the work and output from the College.”

Originally in temporary accommodation in Chelmsford, the College transferred to Silsoe into newly completed buildings in 1963.  In 1975 the National College became a School within Cranfield University and its name was subsequently changed to Silsoe College.  All teaching, research and consultancy work were transferred to the Cranfield Campus of the University in 2009, when the Silsoe site closed.

The College was an internationally renowned centre for training, research and consultancy in agricultural engineering and related disciplines and during the 46 year period in Silsoe some 6000 students were trained.  The students were from both UK and abroad, those from overseas coming from all continents with representatives from more than 50 countries.

The site is now home to Silsoe Grange, a Bloor Homes development with properties completed to the excellent specification for which Bloor Homes are renowned.

Currently available is a range of three and four bedroom homes priced from £250,000 (£200,000 with Help to Buy). The three bedroom Fanhope offers well planned accommodation with a spacious lounge, a kitchen/diner with French doors to the rear garden, a utility and cloakroom to the ground floor.

On the first floor, the master bedroom features an en-suite shower room and fitted wardrobes.  There is another double bedroom, a single bedroom and a family bathroom. The fully fitted kitchen is finished with high quality granite work surfaces and integrated branded appliances, whilst the bathrooms are fitted with smart white sanitaryware.

Silsoe Grange is set in a peaceful village location and is within easy reach of the beautiful Bedfordshire scenery and magnificent Wrest Park with its 90 acres of parkland.  The village has a range of amenities, including the Star and Garter public house, The George Hotel, as well as newsagents, hairdressers and other local retailers.

A little bit further afield there are leisure activities to suit all ages, whether it is a stroll round the market town of Bedford or a fun day out for all the family at Xscape MK with its indoor ski slope and skydiving.

The development is conveniently situated for travel to surrounding areas, being located between Bedford and Luton on the A6 and Ampthill and Shefford on the A507.  For commuters, Flitwick railway station is just five miles away, providing regular services to London in 50 minutes.

All properties at Silsoe Grange are available through the Government backed Help to Buy scheme, which provides an equity loan of up to 20% of the purchase price, thereby reducing the amount purchasers need to find by way of deposit and mortgage.
