How did Bloor Homes Begin?

With our national headquarters in Measham, Derbyshire, the Bloor Group began building houses over 35 years ago and today is one of the largest privately owned house building groups in the UK...

...building in excess of 2,000 new homes each year, ranging from 1 bedroom apartments to 7 bedroom luxury detached properties.

How would you sum up the aims and aspirations of Bloor Homes?

Bloor Homes design and build homes of distinction tailored to the needs of modern life. But to turn a house into a home, requires far more than bricks and mortar. It requires a commitment to make additional vital contributions to the communities we create and to the environment as a whole. It's our understanding of this responsibility that keeps us ahead.

Where are you building locally?

We're building at around 75 locations nationwide, 7 of them are within a 30 mile radius of Yeovil. The nearest development is at Wyndham Park, off Lyde Road in Yeovil. This is a development of 2, 3 and 4 bedroom homes with prices starting from £132,950.

What is your experience of the property market in the past few months?

Well for us it's been going from strength to strength and for the third consecutive year we've met our sales targets. Clearly there continues to be issues concerning the availability of mortgages, the difficulties for first time buyers of saving sufficient capital to afford a deposit and a general lack of growth in the economy but we've taken great care to overcome these negative factors with competitive prices and a range of highly attractive buying incentives.

What do you consider the key positive points of 2011?

There have been several of these. First introduced in 2010, the Stamp Duty holiday helped First Time buyers in 2011 to avoid paying Stamp Duty on any home up to £250,000, potentially saving them £2,500. The FirstBuy scheme has been another great help for First Time Buyers. This has enabled anyone in this category to own their own home with a mortgage for just 80% of the property value with the remaining 20% supplied as an equity loan from the Government and Bloor Homes. And as far as Bloor Homes is concerned, the increasing use of Part Exchange has meant that people with a house to sell before they could move, have been able to do so by using our Part Exchange scheme. This has allowed them to get a guaranteed price on their current property and forget the hassles of selling their home while we sell their current property for them.

What are your predictions for the housing market for 2012?

We're expecting that the housing market will remain fairly stable over the next 12 months with not a great deal of change in house prices. But at Bloor we're confidently expecting another good year.

What do you feel are the advantages of the government’s NewBuy scheme?

We're very much in favour of NewBuy 95% mortgages. Anything that makes it easier for first time buyers to get an affordable mortgage can only help the housing market and the economy in general. We also like the fact that NewBuy 95% mortgages are available to existing owners who can use the scheme to help them move to a higher value home. In addition, we believe that NewBuy will partly offset any negative effects brought about by the end of the Stamp Duty holiday. Incidentally, we've introduced our own extension to the Stamp Duty holiday allowing buyers to avoid paying stamp duty on all homes of up to £250,000 in value which are completed before the end of June 2012.

What advice would you give prospective buyers looking at new builds?

Obviously we would encourage anyone wanting to buy a house to choose a new one. The advantages are enormous. Not only do you get a pristine new space which no one else has lived in but you also get a 10 year warranty, minimal maintenance, the very latest building standards, much higher energy-efficiency (New build Bloor homes are over four times more energy-efficient than older homes and therefore 'greener), higher fire and safety standards, The layout, size and allocation of space meet modern living requirements, not those of past eras, and a range of buying incentives that simply aren't available with properties that have been lived in before.

When do you think we will start to see house prices rise?

There may be some minor fluctuations month on month, but we don't anticipate much change for at least the next year.

An absolute dream house

Lovely, light, modern & spacious...

Thinking that she was going to lose the chance of the home she had set her heart on, Hazel Lewis spent what she describes as "the worst Christmas I have ever had."

Then suddenly on January 3, everything was back on track and just three days later she was able to complete on her purchase of a brand new three-bedroom home on Bloor Homes’ Marlborough Park at Tamworth.

Hazel, a recently retired widow, wanted a home that was more practical to manage and, importantly, closer to her son and daughter-in-law so that she could help out with her two grandchildren. When she received an offer on her old home the pressure was on. She says: “I looked at lots of properties but then I got a call from Gavin Pole, the sales adviser at Marlborough Park, to see if I might be interested in a house I had looked at briefly when I went to the development to see a different property.” Although the home in question had previously been out of Hazel’s price range, she went back to look and instantly fell in love.

She says: “I really, really liked it. It was lovely, light, modern and spacious, it had a fabulous en-suite and it was eco-friendly. I made an offer and couldn’t believe it when it was accepted. I paid the reservation fee and had my mortgage arranged in a few days.” But with delay after delay and offers coming in from other potential buyers for her new Bloor home, it looked like Hazel's dream could turn into a nightmare.

Eventually though, with a lot of help from Bloor continu ally chasing paperwork and giving encouragement, it all ended perfectly.

“I am so happy here – it’s an absolute dream house, says Hazel. " I feel very, very lucky and can’t speak highly enough of every one on site who has helped me and made me feel really special."

New Bloor Home with only a 5% deposit

Today the government officially launches the "NewBuy" scheme which has been designed to help first-time buyers get onto the property ladder and other homeowners to move up the ladder

Late last year, we reported on the government's plans to stimulate the housing market with a package of new measures aimed at getting "Britain building again".

Headlining the range of proposals was a plan to allow First-time buyers of new homes to be able to borrow up to 95% of their value backed up by a government underwritten mortgage indemnity scheme.

Today the government officially launches the "NewBuy" scheme which has been designed to help first-time buyers get onto the property ladder and other homeowners to move up the ladder.

The mortgage indemnity scheme is being presented by the government in partnership with the construction industry. It will involve the taxpayer and construction sector acting as co-guarantors on new homes.

Under the scheme builders will pay 3.5 per cent of the price of the home and taxpayers will provide an additional guarantee of 5.5 per cent that will only be used if there is a major property crash.

The deposits already held means that lenders will be able to lend up to 95 per cent of the sale price which means new buyers in many instances will only need to find a five per cent deposit or £10,000 on a new £200,000 home.

The scheme is available on houses and flats valued under £500,000 in England only.

The Newbuy scheme is backed by the Home Builders Federation (HBF) and the Council of Mortgage Lenders. Additionally, details of three major lenders and seven construction firms said to be supporting the scheme will be released later today.

Stewart Baseley, Executive Chairman of the HBF said: “NewBuy will help thousands of people to meet their aspirations to buy a new home, freeing up the housing market and helping first time buyers and those unable to take the next step on the ladder.”

With a 95%, government backed indemnity mortgage, you could very soon be able to buy a new Bloor Home with only a 5% deposit!

Bloor Homes open it's doors

To local infant school at Folly Park View

On 24th February 2012, 67 children from Faringdon Infant School swapped their work books for wellington boots when they visited the Folly Park View Bloor Homes development in Faringdon for a special school trip.

Kitted out with high visibility jackets and hard hats, the children aged 5-6 had a guided tour of the development to learn about different types of bricks and building materials.  They were treated to demonstrations of the various machines used to construct high quality homes and a few lucky children were invited to sit up in the fork life truck!

 The trip was organised as part of a school project on building materials and construction.   They were shown around in three groups during the morning and were told about the progress of a build from new site foundations and to the homes being constructed using traditional brick build, to fully furnished show homes which have been worked on by interior designers.

First time buyers need to act quickly to beat the 24th March Stamp Duty holiday deadline.

The end of the stamp duty holiday is fast approaching on March 24, giving first-time buyers just under five weeks to make their move.

Nationwide Building Society reckons that since the stamp duty holiday began in March 2010, more than 170,000 first-time buyers have benefitted from not having to pay duty on homes they purchased for between £125,000 and £250,000, and, with average savings of around £1,800, they have saved a hefty £300million.

Here are some things that you can do if you want to beat the deadline and save up to £2,500:

1. Make everyone involved aware that you want to complete before March 24 and explain why – that’s your solicitor, lender, surveyor and estate agent.

2. Be as accurate as possible when applying for your mortgage so the lender has all the correct facts up front. This will avoid delays later.

3. Respond to your solicitor and lender as soon as possible. Ask them to check they have all the documentation they need to proceed.

4. Ask your solicitor if you can opt for a 28-day exchange date. It means all parties are signed up to that timescale and then completion will usually happen soon after.

5. Don't get confused between ‘exchange of contracts’ and ‘completion’. It’s the completion stage which needs to be reached before the March 24 deadline to avoid paying stamp duty.

If you're using a financial advisor or solicitor recommended to you by Bloor Homes, they will be aware of your situation and will do all they possibly can to move things on ASAP but there's no harm in calling them to make sure.

NewBuy - 95% mortgages!

Late last year, we reported on the government's plans to stimulate the housing market with a package of new measures aimed at getting "Britain building again".

Headlining the range of measures was a proposal to allow First-time buyers of new homes to be able to borrow up to 95% of their value backed up by a government underwritten mortgage indemnity scheme.

Last week, Housing Minister Grant Shapps, confirmed that the scheme, now renamed NewBuy Guarantee, will be launched officially next month.
Although it was originally intended for first-time buyers, NewBuy is now to be extended to all UK buyers of new homes at up to £500,000.

Key to the scheme is the fact that lenders will be given a guarantee that they won’t lose out (say, for example, if you end up with negative equity and your home is repossessed and sold at a loss) as the government will commit to cover mortgage indemnity costs. These will be paid by the taxpayers and developers.

With a 95%, government backed indemnity mortgage, you could very soon be able to buy a new Bloor Home with only a 5% deposit!

It’s tricky enough buying a new property but, when you need to sell two properties first, it can become even more complicated. For one couple, the process took two years but with the help of Bloor Homes, they are finally enjoying a new life together.

Richard Bradley met his wife Cathy in Northern Ireland and they planned to marry, sell their respective properties in Leeds and Belfast and buy a new home together in Gloucestershire where Richard was then working, following a job relocation.

Richard said: “Last year we found an ideal property at Chandos Fields - Bloor’s development in Brockworth – but unfortunately, it sold before we had been able to sell our houses and soon the entire development had been completed. Cathy was expecting our first child so we decided to rent a property in the short term. “We had our son Adam last autumn and waited until the beginning of this year to resume our search for a new home. Felixstowe South Sea front

New proposals at Felixstowe South Sea Front involve the regeneration of a prominent site to provide quality new homes and a Maritime Park.

Boost for Housing Market...

Government unveils house-building package

Addressing the CBI's annual conference in London yesterday, Prime Minister David Cameron announced a new package of measures designed to stimulate the housing market and to help get "Britain building again".

Headlining the range of measures is a proposal to allow First-time buyers of new homes to be able to borrow up to 95% of their value backed up by a government underwritten mortgage indemnity scheme.

This means that if the newly built house is then sold for less than the outstanding mortgage the lender will be able to recover its loss.

It is envisaged that this strategy alone could help up to 100,000 people.

Other key proposals include:

- A £400m public fund to help developers "unblock" stalled housing schemes

- Increased investment in affordable housing and to raise Right to Buy discounts making them attractive to tenants across England and to replace every additional home sold under Right to Buy with a new home for Affordable Rent.

- More public sector land to be made available for building

- Planning obligations on stalled projects reviewed

- Up to £150m to help bring empty housing back into use

- Consult on "pay to stay" so households with high salaries pay market rents

Mr Cameron went on to say that it was not his aim to create "another borrowing boom" but to help the many people who could not afford huge deposits needed to buy properties.

"When first-time buyers on a good salary cannot get a reasonable mortgage, the whole market grinds to a halt," he said. "And that ricochets around the economy, affecting builders, retailers, plumbers - all the people that depend on a housing market that is moving.

"If we don't do something like this we are not going to get this vital market moving... We will restart the housing market and get Britain building again.

Bloor Homes donated £750 to the Mencap fund

With a development in Nuneaton that has attracted a large number of Gurkha families, house builder Bloor Homes took the opportunity to show its support for Nuneaton’s Gurkha community by sponsoring an afternoon of Nepalese music and dance.

Organised by the Gurkha Nepalese Cultural Group of Nuneaton, the event was held to help raise funds for the charity Mencap.

The event was the brainchild of businessmen Prakash Pun and Om Gurung MBE, both ex-Gurkha soldiers, who wanted to combine charity fundraising with an occasion which would help bring together Gurkha families living in the area with the wider local community.

Bloor Homes donated £750 to the Mencap fund being raised by the afternoon of entertainment at Bedworth Civic Hall.  Speaking on behalf of the company, Stuart Brown said:  “With the Gurkha Signals Regiment based at Gamecock Barracks, Bramcote,  there are now around 300 families living in Nuneaton and we have a number of Gurkha families who have made their home on our development.  We were delighted to be able to offer our support to this event which really was a magnificent display of Nepalese culture.”

The event was extremely well attended and guests at the afternoon’s entertainment included Nuneaton Mayor Cllr Don Navarrow, Marcus Jones MP and the High Commissioner of Nepal plus army representatives.

The Home Moving Process

Helping you move into your new home

The process of buying a brand new home is not the same as buying a second hand property. Following our step-by-step guide will help you.

Once you've chosen your new home, the first step is to reserve it. Once we receive your reservation form and deposit we will withdraw your home from the market for a stated period of time giving you ample opportunity to reach exchange of contracts. We guarantee that we will not alter the agreed price of your chosen home during this initial period.

Instruct a solicitor

Following the reservation of your new home, your sales consultant will ask you for certain information including the name, address and telephone number of your solicitor. If you're not sure which solicitor to use, your sales consultant will be happy to provide a list of local recommended solicitors for you to choose from.

Your solicitor will act for you throughout the purchase. They will check the draft documents, carry out legal searches and generally look after your best interests throughout the entire buying process.

Whichever solicitor you use, it is vital at this stage that you speak to your solicitor and stress the agreed time scales that have to be met.

Our sales negotiators are professionally trained to ensure the buying process, resulting in the exchange of contracts, is completed within the agreed time scales. Please let your solicitor know that the Bloor Homes sales negotiators will be in contact with them on a regular basis to exchange information about the process of both your sale and the sale in any relevant chain.

Independent Financial Advice

Probably the most important thing to do after placing your reservation is to confirm your mortgage arrangements.

The mortgage market is highly competitive with a vast range of products tailored to suit individual circumstances. Even if you have made your own arrangements, our appointed financial advisors will be pleased to check alternatives, free of charge, to reassure you that you have chosen the right and most economical mortgage for your circumstances.

Our mortgage advisors work on an independent basis and have no direct links with Bloor Homes. However, we do work with them on a regular basis, so if a mortgage problem does arise, we can often resolve it quickly and easily. There is, of course, absolutely no obligation to use their confidential services.

Mortgage Application

As soon as you have finalised your mortgage arrangements, please notify our sales negotiators of the lender.

It is essential to respond promptly to any request for information from your lender and ensure that the mortgage survey is carried out quickly. If you do so, you should have a mortgage offer within 14 days of reserving your new home.

When you receive a written mortgage offer, you should advise your sales negotiator and solicitor immediately.

Signing the Draft Contract

Once you have received your mortgage or part exchange offer and your solicitor is happy with the details of the purchase of your new home, you can arrange a time to sign the draft contract with your solicitor.

Exchanging Contracts

Your solicitor will make any necessary enquiries before exchanging contracts and information will be supplied on boundary ownership, neighboring building works and any other factors that may affect your new home.

You will need to exchange contracts within the reservation period and pay a deposit at this stage.

Exchange of contracts at this point:

  • Your house contract is now legally binding.
  • If you are selling your old home, contracts will normally be exchanged on this property at the same time.
  • Deposit monies pass up the chain on each sale so that funds are made available towards your own deposit on your Bloor Homes.

Choices and Selections

We consider the specification of our homes to be of a high quality but we do appreciate that you may want to personalise your home and we are delighted to offer you a range of optional extras. (subject to the build stage)

By having these options fitted prior to moving in you will avoid the inconvenience and frustrations of liaising directly with tradesmen afterwards.

Completion Dates

Bloor Homes will inform you of the anticipated completion date of your new home. This will enable you to arrange items such as removals and final meter readings for the utilities in your current property.

Your solicitor should arrange for your lender's surveyor (if applicable) to inspect in good time to ensure that the mortgage monies are available.

It is very important that these arrangements are made promptly because you are legally committed to paying for your house on the completion date set.

Removal Companies

As soon as we advise you of your legal completion date, you can then start to prepare and make arrangements to ensure your "big day" goes as smoothly as possible.

Consider how you are going to move, whether it by doing it yourself or by hiring a professional company.

If you are using a professional company, make sure you shop around. The lowest price isn't always the best. Go with recommendations if possible. Check your insurance and the removal company's insurance to guarantee that your belongings are adequately covered in transit.

Remember to confirm the booking once you have an actual completion date to move in.

Your New Home Demonstration

Prior to legal completion, you will be invited to view your new Bloor Home. You will need to set aside the appropriate time during normal office hours (Monday to Friday) for your visit.

A representative from Bloor Homes will tour the house with you to make sure you are happy with everything. You will be asked to sign an inspection sheet and retain a copy for yourself.

Please note that items such as turfing, seeding and landscaping may be outstanding when you move in. They will be carried out in the next appropriate planting season. The final surfaces to roads, footpaths and connection of street lighting etc may not be in place; these will be completed in accordance with our build programme to ensure that the development is left in a pristine condition.

Completion

Once all the legal paperwork has been attended to and both our solicitors have confirmed that everything is in place for completion, your solicitor will advise the mortgage lender to release the mortgage funds. Once the money has been electronically transferred:

  • We will telephone you to inform you that you are now the legal owner of the property and you can come to collect your keys from sales.
  • Your new home is only insured by Bloor Homes until legal completion takes place; from then on it is your responsibility.
  • The sales negotiators will read your meters and notify the relevant service companies of the meter readings.

If you have taken advantage of Bloor Homes part exchange scheme our sales negotiators will require the keys to your current property on the day of legal completion.

Beyond

Our site manger will pay you a courtesy visit after the first few days of occupation to ensure that everything is to your satisfaction. Should anything go wrong after you have legally completed, you can be assured our regional care team will assist you.

How it works

The company will select three local estate agents, and arrange for independent valuations of your property.

If your property is currently on the market, your agent will not necessarily be one of the agents who is asked to prepare valuations unless you have signed a specific contract with that agent, in which case please let us know.

We will take an average of the valuations of your property and make you an offer based on that amount.

If our offer is accepted, you can reserve your new Bloor Home, subject to contract and satisfactory structural survey.

You must pay a deposit of £750 which covers the increased administration costs and the possible requirement of a structural survey and is non refundable.

We will help you to choose a solicitor and provide you with independent advice, to ensure that completion of the purchase of your new home is achieved in an agreed timescale.

Once the results of the structural survey are received, we will discuss the report with you, and on the basis that it is satisfactory, you can proceed with your purchase - and leave the rest to us, giving you more time to concentrate on moving to your dream home.
