100% Mortgage

The 100% Mortgage is for buyers who don't have a big enough deposit but have a parent, step parent or grandparent who is able and willing to provide a guarantee secured against their residential property.  

The guarantee will be for the amount of mortgage above 75% LTV.  All secured debt including the new mortgage, guarantee and any first charge mortgage or other secured debt on the guarantor property cannot exceed a maximum combined LTV of 75% across both properties.

Value of Bloor Property £150,000

  • Value of Guarantor (Parents) Property  £300,000
  • Total of both properties £450,000
  • The new mortgage £150,000
  • Guarantors existing mortgage £109,500
  • Value of Guarantee (=value of new mortgage above 75% LTV) £37,500
  • Total Debt on both properties £297,000


TOTAL DEBT/TOTAL VALUE OF PROPERTIES 66%

The guarantee will be secured by a collateral charge on the guarantors' residential property  and the amount of guarantee will be capped at the original agreed amount.  The maximum guarantee period will be 10 years, at which point it will expire and the charge released unless demand has been made under it and moneys remain outstanding.

  • Mortgage offer only valid for 80 days
